FreezPak – Cold Storage

The FreezPak cold storage facility includes a 190,000 Sqft Freezer with blast freezing capabilities, a 38,000 Sqft Cold Dock, and Facility Operations Offices.

ColonialWebb designed and installed the Ammonia Refrigeration System for the facility. The Engine Room includes two suction pressures, -15°F and +23°F. Each has a variable frequency drive (VFD) to optimize energy. Economizering was also used to precool the ammonia and to assist with the Cold Dock load.

Per the customer’s request, the freezer was provided with 12 each hanging evaporators to provide -5°F room temperature. Three roof-mounted Penthouse evaporators were also provided to maintain +38°F in the Cold Dock. Humidity control was also added on the dock.

ColonialWebb was responsible for the underfloor heating system under the freezer, the ammonia room ventilation and ammonia detection equipment, and a complete PLC control system.

Mid-Atlantic Distribution Center

In collaboration with Brinkmann Constructors, ColonialWebb completed a Tenant Improvement project for Trader Joe’s facility. The project involved transforming parts of the building into cold storage and food processing areas. Despite the challenging schedule and long lead times, the project was completed on schedule.

The facility features four different temperature zones, ranging from -20°F to +65°F. Cold storage areas preserve product freshness, while food production spaces facilitate repackaging activities. Key components include ColonialWebb’s central ammonia system and the Refrigerated Make-up Air Unit (RMAU), which ensure a controlled environment and reliable refrigeration performance.

The project was a huge success for all parties involved.

Liberty University Ice Rink Chiller

Liberty University upgraded its ice arena refrigeration system by partnering with ColonialWebb. The old freon-based chiller was phased out and replaced with an ammonia refrigerant chiller manufactured by Evapco. The pre-existing system had reached its terminal stage, and the university recognized the need for an upgrade to secure an eco-friendlier and more robust solution. The new solution will deliver top-tier performance for the next two to three decades.

The new state-of-the-art ammonia chiller spans 9 feet by 24 feet and is strategically placed on a concrete base adjacent to the LaHaye Ice Center. The high-efficiency compressors and innovative adiabatic condenser are meticulously designed for optimal operation and performance.

ColonialWebb seamlessly installed a pump skid package to integrate with the pre-existing mechanical quarters, expertly linked to the underfloor heating and cooling circuits. The entire system has been outfitted with Brine piping, creating vital conduits between the pump skid and Evapcold’s chiller system.

ColonialWebb’s fabrication expertise is evident in the pump skid, which was pre-assembled in our facility to expedite on-site installation, resulting in an efficient setup process immediately upon delivery.

The project’s success was due to the collaborative planning between Evapco and ColonialWebb, ensuring timely execution and the refrigeration system’s successful commissioning, resulting in a flawless initiation of Liberty’s next-generation ice arena refrigeration capabilities.

DLA Aviation Operations Center – Phase II

This is a technical office support building for the Defense Logistics Agency (DLA) aviation division. It is a large building comprising a 5-story tower, 2-story wing, mechanical room, and mechanical yard. The ColonialWebb team installed a water source heat pump system, which includes four custom RTUs, and a geothermal closed circuit cooler system in the exterior yard. The mechanical room contains two natural gas boilers, chilled and hot water pump skids, and multiple vessels. Additionally, the project features ductless split heat pump systems and finned tube radiation heating.

ColonialWebb is responsible for all mechanical and plumbing systems on the project, and the team partnered with local subcontractors to complete the BAS controls and insulation scopes.

The College of William & Mary, King Center Addition

The newly constructed King Center now houses the Offices of Residence Life and Student Transition Engagement Programs. The renovation of the former Student Health Center included the consolidation and the relocation of Student Affairs to improve operations and effectiveness. ColonialWebb provided plumbing, and mechanical upgrades, which enabled the installation of Variable Air Volume Units and a new Air Handling Unit. Additionally, an existing Air Cooled Chiller was incorporated to provide enhanced conditioning flexibility for the new offices and conference rooms.

Auburn Hill

The Auburn Hill project, previously named Brandermill Assisted Living Facility, included 132 living units, a spacious dining room with a fully-equipped kitchen, and various communal areas for residents. The location was situated near Swift Creek Reservoir. ColonialWebb provided all the mechanical work, comprising of ductwork, PTAC air conditioning units, multiple large rooftop units for outside air and common space conditioning, as well as the kitchen make-up air unit.

DLA Aviation Operations Center – Phase I

The DLA Aviation Operations Center – Phase 1 is a five-story operations facility located on Jefferson Davis Hwy in Richmond, VA. It covers a total of 252,982 square feet and belongs to the U.S. Army Corps of Engineers at the Defense Logistics Agency. The building has several sections, such as a Command suite, Data Center, Kitchen, Central Utility Plant, Administrative Office areas, and accompanying support areas.

Kinsale Insurance Office Building and Detached Parking Deck

This project provided Richmond-based specialty insurer Kinsale Insurance with a new office headquarters facility forming 146,000 SF among five stories. The Kinsale Insurance Office Building is situated in southeast Henrico, between Bryan Park and Monument Avenue Park. It is a 5-story office building accompanied by a 4-story parking deck. ColonialWebb fitted-out two office floors for use as the Kinsale Insurance headquarters, while the other three floors were left as core and shell for future tenant build-out. The building is equipped with a fully integrated building automation controls for the DX RTU VAV system, which includes VRF cooling for IT/electrical spaces.

FedUp Foods New Cooler

FedUp Foods and Benchmark Builders contacted ColonialWebb because they needed a contractor to design, build, and install a refrigeration solution for a recently purchased 26,000 SF warehouse. FedUp Foods needed a +35 F storage cooler for Kombucha. Benchmark Builders had previously worked with ColonialWebb on several successful projects (including Perdue Farms in Monterey, TN), so they contacted us knowing we could get the job done. This project kicked off as the COVID-19 Pandemic was letting up, so ColonialWebb had to work closely with our supply chain partners to ensure parts and equipment were delivered within the customer’s projected timeline. We worked with FedUp Foods to maximize available pallet positions and achieve optimal airflow from evaporators. FedUp Foods was thrilled with the workmanship and overall quality of the work and now maintains a strong partnership with ColonialWebb.

Verizon Shockoe 3 Expansion

Verizon Wireless contacted ColonialWebb because they needed to expand their Shockoe location data center and call tower. This job needed to be completed with extreme precision, so the facility was designed with N+1 capacity in order to stay online while all work was being performed. As a part of the facility expansion, an addition to the existing data center was created, and ColonialWebb furnished and installed direct expansion computer room air handling units (DX CRACs) to facilitate the creation of the primary mechanical system.

Airgas CO2 Rental Equipment

Airgas contacted ColonialWebb because they needed a quick and cost-effective solution for a previously unmanned facility that needed to be made capable of handling new business. The site had previously stored CO2 and had long been disconnected from refrigeration; Airgas had another CO2 storage facility shut down and needed to quickly re-route all of this facility’s existing business to a different plant. Working with our partners, we designed, procured, and installed a 200-ton low temp chiller which successfully provided a low temp refrigeration solution for Airgas’ CO2 storage needs in the short time frame they required. ColonialWebb and Airgas continue to work together on a multitude of other projects and job sites, and they have come to rely on Colonialwebb as a trusted advisor and provider of quick and reliable refrigeration needs.

HOR Rose Hill Condenser Replacement

House of Raeford (HOR), a poultry plant, has relied on ColonialWebb as a trusted advisor for several years. HOR’s existing condensers were approaching the end of their life cycle, but thanks to a strong partnership, they knew they could reach out to ColonialWebb to handle the project quickly and safely with pristine quality. As a result, not only were we able to replace the existing evaporative condensers, but we were able to upgrade them, giving House of Raeford higher capacity units and sweeper pumps for each basin. It was crucial that the plant remained operational during the project, and we were able to ensure that it happened with careful planning and multiple pump-outs. The condensers were successfully replaced and upgraded, and ColonialWebb and House of Raeford continue to foster an ongoing partnership.
