UVA McCormick Road Houses Renovation

Project Description

This project included the renovation of six four-story buildings, with ten individually branded “houses,” totaling approximately 300,000 SF of dormitory space initially constructed in 1951. ColonialWebb installed all new mechanical systems to serve 4-pipe Fan Coil Units in each dorm that did not previously provide air conditioning to students. GPR scanning of existing slabs was performed to add penetrations for prefabricated pipe racks to serve back-to-back rooms. Additionally, one house includes “The Castle,” a social space for dining to improve the student experience. All required services, including natural gas piping and grease exhaust duct, were installed by ColonialWebb. The project benefited from an early Design Assist partnership with Barton Malow Company and Clark Nexsen to identify key Volume Management opportunities. The project was broken up into three phases over three years. Phase 1 turned over three houses for occupancy in 2018, Phase 2 turned over four houses for occupancy in 2019, and the final Phase turned over the last three houses for occupancy in 2020.
