When BIM Alone Isn’t Enough

Building Information Modeling (BIM) has transformed the construction industry by giving project teams a digital representation of a building before construction begins. By allowing architects, engineers, contractors, and trade partners to coordinate in a virtual environment, BIM helps identify potential conflicts early, reduce rework, minimize material waste, and improve installation efficiency.

While BIM has become an essential part of modern construction, it’s not a perfect solution. Some field conditions simply can’t be identified in a digital model, requiring additional technology and collaboration to ensure installations go as planned.

Successful BIM coordination starts by asking a few important questions:

  • Has the design been fully coordinated?
  • Does the design consider how the building will actually be constructed?
  • Has long-term maintenance and equipment access been incorporated into the design?

Overlooking these considerations can lead to coordination challenges during construction, including inadequate maintenance clearances, limited equipment access, conflicts with lighting or ceiling systems, improperly located hangers, or restricted access to valves and cable trays. Resolving these issues in the field often results in additional labor, project delays, and unnecessary rework.

That’s why effective BIM coordination requires more than creating a model. It requires collaboration among architects, engineers, general contractors, trade partners, fabrication teams, field personnel, and operations teams to ensure everyone is working toward the same goal.
